About Owners Corporations | (formerly Body Corporate)
Owners Corporations (also known as Body Corporate or Strata) are established when a subdivided lot creates common property. This common property is shared between owners of the Owners Corporation and may include, driveways, stairs passages or garden areas for example. A lot owner automatically becomes part of an Owners Corporation when they purchase property within the Owners Corporation.
Rules of an Owners Corporation deal with matters such as car parking, noise and appearance of lots. All occupiers and visitors must abide by these rules. A copy of the Model Rules, for all Owners Corporations in Victoria is linked here.
Decisions relating to the Owners Corporation are collectively made by the owners within the Owners Corporation. Many decisions relating to the Owners Corporation are made at the Annual General Meeting, including setting the budget, discussing repairs and maintenance matters and establishing a Committee (to represent owners throughout the year).
Financial contributions are required to the Owners Corporation. Commonly, these include funds for building insurance, gardening and repairs and maintenance to the common property.
As managers of an Owners Corporation, we manage the affairs of the Owners Corporation, on behalf of all owners.

Initially, we would work with the owners to set the annual budget, this would include allowances for insurance, gardening, repairs & maintenance, etc., and any special projects, you may anticipate. This will allow us to set the contribution (i.e. Owners Corporation fees) for each owner.
We provide Notice of the Annual General Meeting (AGM) at least two weeks in advance, along with the Financial Statements, Manager’s Report, Proxy Forms and next years Proposed Budget. Plus any special matters to be considered at the AGM. This enables owners to study the information before the meeting and come prepared to ask questions. We are very happy to answer all questions at the AGM so owners have confidence that their money is being used effectively.
In addition a wide range of other non standard tasks are performed on an “as needs basis” as required by members, e.g. postal ballots, ATO registration, BAS (if applicable) and special maintenance projects.
